In what is being billed as India's most expensive single apartment transaction, entrepreneur Manav Sardana has bought a penthouse at DLF's luxury project The Dahlias in Gurugram for Rs 271 crore. The deal, reported by multiple business dailies, surpasses all previous records for a single residential unit in the country.
The purchase underscores the soaring demand for ultra-luxury real estate in the National Capital Region, particularly in Gurugram's Golf Course Road extension belt where DLF has developed its flagship high-end projects.
The penthouse, spread across a sprawling expanse within The Dahlias, was sold by DLF Limited, one of India's largest real estate developers. While the developer has not officially commented on the transaction, industry sources confirm the registration of the deal at the sub-registrar's office in Gurugram.
The Rs 271 crore valuation works out to a per-square-foot rate that is among the highest ever seen in the Indian residential market. The previous record for a single apartment was held by a deal in Mumbai's ultra-premium Worli locality, though exact figures remain contested.
The Dahlias is part of DLF's luxury portfolio in Gurugram, known for its limited number of units, expansive layouts and premium amenities. The project has attracted several high-profile business leaders and industrialists since its launch.
Notably, businessman Madhusudan Kela, a well-known equity investor, owns a flat in the same development, adding to the project's cachet among the country's wealthy.
The record transaction comes amid a sustained boom in India's luxury housing market, driven by strong economic growth and a rising number of ultra-high-net-worth individuals. Developers across Delhi-NCR, Mumbai and Bengaluru have reported robust sales of high-end apartments priced above Rs 10 crore.
Real estate analysts point out that Gurugram, once known primarily for its office parks and IT corridors, has now emerged as a preferred residential destination for the business elite. The demand for penthouses and duplexes with private terraces, pools and skyline views has particularly surged in the post-pandemic period.
Sardana is an entrepreneur based in the National Capital Region, though little is publicly known about his business interests. His identity surfaced through the property registration documents, which list him as the buyer of the penthouse.
Neither Sardana nor DLF has issued a statement confirming the deal. Details about the payment structure, including any financing, have not been disclosed.
The record transaction signals that India's ultra-luxury segment remains resilient even as interest rates stay elevated. Developers are likely to price future premium launches more aggressively, with Gurugram expected to see more such benchmark deals.
Industry watchers will be keenly tracking the next big launch in the luxury space to see if the Rs 271 crore figure becomes the new normal or remains an outlier in an otherwise cautious market.
